Visual condition, Check safety devices on all doors.
Roof, Gutters, Chimney
Visible from the ground.
Interior
Basement/Crawl Space
Visual assessment for water or moisture, foundation walls (visible) and under floor framing & supports.
Smoke & CO Detectors
Present or Absent, Tested.
Plumbing & Drains
Checked for operation, leaks & condition.
Heating & Cooling
Age of equipment documented, filter viewed. (Not tested unless owner states previous problem)
Furnace & Water Heater
Visual Check.
Electrical
DIY changes or modifications will be noted. Panel will not be removed unless a problem is suspected & further investigation is required.
Kitchen
Visual check of the condition of cabinets, floors, countertops, fixtures, walls. Appliances will not be tested unless a problem is suspected.
Bathrooms
Visual check of the condition of cabinets, floors, countertops, fixtures, walls.
